1. Acceptance of Terms
By accessing or using REITF.com ("the Platform"), any associated applications, or any services provided by Black Box Ventures LLC ("we," "us," or "our"), you ("you" or "User") agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use our services.
2. Eligibility
You must be at least 18 years of age, a U.S. military Veteran, active-duty service member, or an authorized family member or representative of a Veteran, and provide accurate information to use our services.
3. Description of Services
REITF.com is a veteran-focused real estate wealth-building platform that provides real estate acquisition facilitation, Veteran eligibility verification tools through authorized VA Lighthouse API access, educational resources, and connection to vetted professional service providers.
We are not a licensed real estate brokerage, law firm, financial advisory firm, or government agency. We do not provide legal, financial, tax, or investment advice. Consult qualified professionals for such guidance.
4. No Data Collection or Retention
REITF.com does not collect, store, or retain any user data, VA-sourced data, or personal information. All VA data accessed through our Platform flows transiently during your active session and is not written to persistent storage. We do not operate a user database. We do not receive or store your VA login credentials.
Because we hold no data, we have no data to share, sell, mine, monetize, or produce in any proceeding. Our complete data handling practices are described in our Privacy Policy.
5. VA Data Access and Authorization
5.1 Your Consent
When you use features that access VA records through the VA Lighthouse API, you authenticate directly with VA.gov. You may revoke access at any time through your VA.gov account settings or by contacting us.
5.2 Permitted Use
VA-sourced data is used exclusively to verify your Veteran status, retrieve benefits information you have requested, and support your authorized interaction with the Platform. We do not use VA data for advertising, marketing, data mining, or any unauthorized purpose.
5.3 VA Terms Govern
Our access to VA data is subject to the VA API Terms of Service (developer.va.gov/terms-of-service). Where any conflict exists between these Terms and the VA's terms regarding VA data, the VA's terms control.
6. Account Responsibilities
You are responsible for maintaining the confidentiality of any account credentials, all activity under your account, and notifying us immediately of any unauthorized use.
7. Prohibited Conduct
You agree not to: use the Platform for any unlawful purpose; misrepresent your identity or Veteran status; attempt unauthorized access to VA data or Platform systems; interfere with Platform security or integrity; reverse-engineer any Platform technology; deploy automated bots or scrapers without written consent; transmit malware or harmful code; or share, sell, or distribute any VA data accessed through the Platform
8. Intellectual Property
All content, software, trademarks, and intellectual property on the Platform are owned by or licensed to Black Box Ventures LLC. Reproduction, distribution, or derivative use without express written permission is prohibited.
9. Third-Party Services
The Platform may link to third-party services including VA.gov. We do not control and are not responsible for third-party content, practices, or availability. Your use of third-party services is governed by their terms.

No Government Affiliation. REITF.com is not affiliated with, endorsed by, or sponsored by the U.S. Department of Veterans Affairs or any government agency.

No Guarantees. VA data retrieved through the Platform is provided "as-is" from VA systems. We do not guarantee its accuracy, completeness, or timeliness.

No Professional Advice. Nothing on this Platform constitutes legal, financial, tax, or investment advice.

Service Availability. We do not guarantee uninterrupted access. VA API availability is controlled by the VA and subject to change beyond our control.
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, BLACK BOX VENTURES LLC, ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE PLATFORM. OUR TOTAL LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE AMOUNT YOU HAVE PAID US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR ONE HUNDRED DOLLARS ($100), WHICHEVER IS GREATER.
12. Dispute Resolution
12.1 No Arbitration of User Data
Because REITF.com does not collect, store, or retain user data, there is no user data subject to dispute, arbitration, or discovery. Any claim asserting that we possess, mishandled, or failed to protect user data is facially deficient — we hold nothing.
12.2 Governing Law
These Terms are governed by the laws of the State of New York.
12.3 Scope of Disputes
The only disputes that may arise under these Terms relate to: (a) the Platform's functionality and service delivery, (b) intellectual property rights, or (c) the private commercial interests of Black Box Ventures LLC. Disputes do not and cannot involve user data we do not possess.
12.4 Informal Resolution First
Before initiating any formal proceeding, you agree to contact us and attempt good-faith resolution within 30 days.
12.5 Jurisdiction
Any dispute that cannot be resolved informally shall be brought exclusively in the courts of Oswego County, New York, or the U.S. District Court for the Northern District of New York. You consent to personal jurisdiction in these courts.
12.6 Individual Claims Only
You agree to resolve disputes on an individual basis. You waive any right to participate in a class action, collective action, or representative proceeding.

13. Indemnification
You agree to indemnify and hold harmless Black Box Ventures LLC from any claims, damages, losses, or expenses arising from: your use of the Platform, your violation of these Terms, your misuse of VA data, or your violation of any third party's rights.
14. Termination
We may suspend or terminate your access at any time with or without cause. Upon termination, your right to use the Platform ceases immediately. Because we store no data, there is no user data to delete or return. Sections 8, 10, 11, 12, and 13 survive termination.
15. Modifications
We may modify these Terms at any time. Material changes will be posted with a revised effective date. Continued use after changes take effect constitutes acceptance.
16. Severability
If any provision is found unenforceable, the remaining provisions continue in full force.
17. Entire Agreement
These Terms and our Privacy Policy constitute the entire agreement between you and Black Box Ventures LLC regarding Platform use.
